Appointment as agent. When
you register your property with Owners Apartment Rentals, you are appointing Owners Apartment Rentals
as your agent to introduce you to potential customers.
When you deposit rental periods into the Owners Apartment Rentals system, you
are appointing Owners Apartment Rentals as your agent to introduce you to holiday
rental customers.
Accuracy of information. We
ask you to provide information about your holiday property so that potential
customers can satisfy themselves that it is suitable for their holiday. It is up
to you to ensure that your property description is completely accurate.
Owners Apartment Rentals is not liable for any misrepresentations or inaccuracies
in your property description.
Formation of contract. When
we issue the rental confirmation, the holiday contract is between you the owner
and the customer who is taking that holiday rental. The inbound customer is
subject to the normal terms and conditions of the holiday property owner and
their property or resort manager. Owners Apartment Rentals acts only as the
introduction agent and does not supply the holiday itself.
Communication. We supply
the name, address, phone number and email address of the person renting your
property. You must contact them long before the holiday with your usual arrival
information and any other information you supply to your holiday customers.
We supply your name, address, phone number and email address to the
customer who has rented your property. we do not give
your details to anyone else, (see privacy policy).
It is essential that you the owner constantly maintain an accurate and up
to date booking chart on the Owners Apartment Rentals web site as it is a live
booking engine which produces instant bookings for you. You can make changes 24
hours a day 365 days a year which are instantly shown.
Conditions of deposit. Once
you have deposited a rental period into the Owners Apartment Rentals system, you
cannot sell, rent, use or give that holiday period to any other party without
first withdrawing it from the Owners Apartment Rentals system.
Once a rental confirmation has been issued by Owners Apartment Rentals you
must honour that booking. You are liable to provide
alternative accommodation of a similar standard and location to the customer if
you do not honour that booking.

The property must be presented in a clean, comfortable, warm condition to
the incoming customer, with details displayed of the local property manager who
should have authority to assist your customer during their stay.
Cancellation. We
notify you immediately if the customer cancels his holiday. If the cancellation
is 28 days or more prior to the commencement of the holiday rental, then Owners Apartment Rentals
will not be under any obligation to make any payment to you.
If the cancellation is 27 days or less prior to the
commencement of the holiday rental, then Owners Apartment Rentals guarantees to
pay you in full. If you fill the cancelled period by other means,
then Owners Apartment Rentals will be under no further liability to pay for that
cancelled booking.
Complaints. All
complaints and comments (good and bad) will be forwarded to you for your
immediate attention. Please respond to them politely, and as you see fit. If the
customer arrives at your holiday property and chooses not to stay, then this
will be treated as a cancellation and you will receive the full payment of the
rental under the cancellation policy above.
Refusal of deposit. We
reserve the right to refuse to accept any property or any holiday rental period
deposited into the Owners Apartment Rentals system.
Termination. Your
membership with Owners Apartment Rentals is continuous. You need to notify us if
you no longer wish to be a member. We reserve the right to remove anyone from
membership at any time.
If an owner persistently causes booking problems (e.g. double books the
same period or forgets to withdraw privately booked periods from the Owners Apartment Rentals
) then we reserve the right to terminate membership.
If a property is persistently the subject of customer complaints or its
description is found to be misrepresented, then we reserve the right to
immediately withdraw that property from the Owners Apartment Rentals system.
Substitute accommodation. Very occasionally, and only
under extreme circumstances, it may be necessary for you to offer alternative
holiday accommodation to the property you have advertised. If the substitute
accommodation is not acceptable to the customer, then you will not be paid for
that rental period. The customer will be refunded in full by Owners Apartment Rentals
. The substitute accommodation must be of a similar standard and in a
similar location. The customer must not be asked for an extra payment for the
substitute accommodation. If you meet these criteria you will have no
further liability to the customer for consequential loss, (airfares etc).
Payment.
You will receive a monthly statement and bank transfer from Owners Apartment Rentals
at the end of each month paying you for all the holiday rental periods
that commenced in that month. Your financial statements are available for you to
view online at any time. You need to supply your bank account details to
receive payment. The payment will be in GB Pounds but can be credited to bank
accounts in other currencies. Your bank may levy a charge for currency
conversion. If your bank account is outside the UK, Ireland, Isle of Man,
Channel Islands or Gibraltar there is a foreign transaction fee, (currently
£18). Some banks may levy a receiving charge.
Fees. There
is a 60 GB Pounds per year registration fee for each property. In addition Owners Apartment Rentals
retain 10% of the holiday price for each holiday booked as a
booking fee to cover the cost of operating their live online booking engine.
Price changes.
Prices are fixed and quoted in GB Pounds. You may increase or
decrease your price for any rental period at any time providing that rental
period has not been booked by a customer. Once the rental period is booked by a
customer you cannot change the price. The price is fixed at the time of booking.
Best price guarantee. The price shown for your
property on the Owners Apartment Rentals web site must match the price for that
property for that period shown on other web sites or available direct from you
the owner. You must not add on the 10% booking fee to your prices. Please see
the "Best price guarantee" in the 'Customer Terms & Conditions'. If you are
found to be advertising your property at a lower price elsewhere, Owners Apartment Rentals
reserves the right to lower the price shown on its web site to the price
you are advertising elsewhere.
Ancillary charges.
It is your responsibility to collect any ancillary charges over
and above the rent. These charges must be clearly explained on your property
description and must not be introduced subsequent to the date of booking. Owners Apartment Rentals
guarantees to collect the rent but cannot be held liable for the
non payment of ancillary charges.
Remember, whenever you make a rental period deposit
into the Owners Apartment Rentals system, you are agreeing to be bound by these
terms and conditions.
